Den g\u00f6r det betydligt enklare f\u00f6r dig som vill bygga till eller uppf\u00f6ra ett extra hus p\u00e5 tomten. H\u00e4r \u00e4r det viktigaste du beh\u00f6ver veta:<\/p>\n<ul>\n<li><strong> Tillbyggnader upp till 30 kvadratmeter blir bygglovsfria.<br \/><\/strong>Du f\u00e5r bygga ut ditt befintliga hus \u2013 till exempel ett uterum mot fasaden, en ny entr\u00e9 eller ett extra rum \u2013 p\u00e5 upp till 30 m\u00b2 utan att s\u00f6ka bygglov eller g\u00f6ra anm\u00e4lan till kommunen. Maxh\u00f6jden f\u00f6r tillbyggnad \u00e4r upp till taknocken.<\/li>\n<li><strong> En byggpott p\u00e5 45 kvadratmeter f\u00f6r frist\u00e5ende byggnader som g\u00e5r under namnet komplementbyggnader.<br \/><\/strong>(Namnet Attefallshus f\u00f6rsvinner.) P\u00e5 tomten f\u00e5r du uppf\u00f6ra frist\u00e5ende byggnader p\u00e5 totalt 45 m\u00b2 utan bygglov eller anm\u00e4lan (max 30 m\u00b2 f\u00f6r ett enskilt hus). Det kan till exempel vara ett poolhus, g\u00e4sthus, f\u00f6rr\u00e5d eller frist\u00e5ende uterum. Maxh\u00f6jd f\u00f6r komplementbyggnader \u00e4r 4 meter.<\/li>\n<li><strong> Enklare regler f\u00f6r fasad\u00e4ndringar.<br \/><\/strong>Du f\u00e5r \u00e4ndra fasad, f\u00e4rg, material eller tak p\u00e5 ditt en- eller tv\u00e5bostadshus utan bygglov enligt de nya reglerna. Inget bygglov kr\u00e4vs l\u00e4ngre f\u00f6r att s\u00e4tta in ett nytt f\u00f6nster, altand\u00f6rr eller takf\u00f6nster!<\/li>\n<\/ul>\n<p><strong><u>Viktigt att t\u00e4nka p\u00e5 \u00e4ven fram\u00f6ver<\/u><\/strong><\/p>\n<p>\u00c4ven om fler byggprojekt blir bygglovsfria m\u00e5ste du fortfarande f\u00f6lja vissa regler:<br \/>\u2022 BBR \u2013 Boverkets byggregler g\u00e4ller fortfarande, bland annat n\u00e4r det g\u00e4ller brandskydd.<br \/>\u2022 Du beh\u00f6ver ta h\u00e4nsyn till strandskydd, avst\u00e5nd till grannar, kommunal mark, K-m\u00e4rkta fastigheter samt om du bor inom bevarandeomr\u00e5de.<br \/>\u2022 Avst\u00e5nd till tomtgr\u00e4ns: Om din byggnad hamnar n\u00e4rmare \u00e4n 4,5 meter fr\u00e5n tomtgr\u00e4nsen kr\u00e4vs att du och ber\u00f6rd granne \u00e4r \u00f6verens. Ni kan d\u00e5 tillsammans skriva under ett godk\u00e4nnande (ett s\u00e5 kallat grannmedgivande) som g\u00f6r att du \u00e4nd\u00e5 f\u00e5r bygga.<br \/>\u2022 Bor du n\u00e4ra F\u00f6rsvarsmaktens omr\u00e5de kan s\u00e4rskilda regler g\u00e4lla \u2013 kontrollera alltid innan du bygger.<\/p>\n<p><em>*Observera att \u00e4ven om bygglagens nya regler f\u00f6renklar m\u00e5nga byggprojekt, s\u00e5 m\u00e5ste du alltid <\/em><strong><em>kontrollera med din kommun<\/em><\/strong><em> vad som g\u00e4ller p\u00e5 just din tomt innan du bygger.
